Would it by any chance be the Moorings Joan?
Just looked at the list I have of Gregson’s properties the Moorings was one of his in February 1928 rented out to (Allbut) for 30/- per week
I think the Moorings was between May Avenue and Gains Corner. Wasn’t it a shop in the forties/early fifties?
